Boise’s surging luxury market isn’t driven by flashy celebrity deals but by affluent buyers seeking serenity, natural beauty, and a sophisticated yet understated lifestyle. Unlike other high-profile markets, Boise’s appeal lies in its peaceful ambiance and scenic surroundings.
According to Realtor.com senior economist Joel Berner, Boise became an ultra-hot market during the post-pandemic real estate boom, with both median and luxury list prices soaring from 2020 to 2022. While the median price has stabilized, the luxury sector continues to thrive as high-end properties remain in demand.
Local real estate agents specializing in high-end properties, attribute the city’s luxury market boom to the COVID-19 pandemic. Before the pandemic, Boise didn’t truly have a defined luxury market. COVID essentially introduced that segment—not just a few listings, but an entire market for upscale homes.
Since 2019, Boise’s population has increased by about 15%, driven primarily by Californians bringing cash from selling coastal properties. Today, roughly half of the luxury home buyers are locals, while the other half are relocators seeking a more relaxed lifestyle, better schools, or a change in the political climate.
A seasoned agent with Keller Williams Realty Boise notes that while demand for luxury homes remains strong, buyers have become more discerning. “They want thoughtful design, functionality, and top-tier craftsmanship—every detail needs to be perfect,” she says. Bidding wars are less common now, but quality and attention to detail continue to be non-negotiable.
Several Boise neighborhoods stand out as prime spots for luxury living:
Eagle: Just 10 miles northwest of downtown, Eagle offers newer developments and gated communities surrounded by stunning natural beauty. With flat, usable lots often spanning an acre or more, Eagle combines small-town charm with convenient amenities. Median list price: $1.1 million.
Warm Springs Mesa: Located in the East Boise Foothills, this historic district is known for its expansive homes, breathtaking views, and proximity to outdoor activities. Subdivisions like El Paseo offer unique high-end homes nestled among natural boulders, giving the area a Scottsdale/Phoenix feel. Median list price: $1.2 million.
Highlands: Perched in the foothills north of Boise, the Highlands boasts panoramic city and mountain views, spacious homes, and top-rated schools. Median list price: $1.3 million.
North End: One of Boise’s most prestigious neighborhoods, the North End features walkable streets lined with historic homes, from Craftsman bungalows to multimillion-dollar estates. Home prices vary widely, ranging from $340,000 to $2.5 million.
As Boise continues to attract affluent buyers seeking a balanced lifestyle away from big-city hustle, its luxury real estate market remains robust. Whether it’s the tranquil landscapes of Eagle or the historic charm of North End, this “quiet luxury” destination is redefining high-end living in the Pacific Northwest.
